South Tampa Real Estate Market Report | 04/25/21 - 05/01/21

There have been a lot of headlines in the press featuring the dreaded "B" word (that's "B" for "bubble"). I don't believe that's an appropriate term for what we're seeing right now in this real estate market, nor do most economists. You'll have to wait until next week for my thoughts on that because this week is reserved for the April 2021 South Tampa real estate market stats. April '21 averages across all price points are: $666,972 (average sale price); $305.00 (average sale price per square foot); and 33 (average days on market). Compared to April '20, average sale price increased 23.59%, average sale price per square foot increased 16.85%, and average days on market decreased 37.73%. Total sales for April '21 (375) represented a whopping 77.72% increase from April '20, which is not surprising given the state of the world at this time last year. Have a great week!
