Welcome to 2026 and the year's first South Tampa Market Snapshot! This week I'm presenting cumulative sales data from 2025 for the South Tampa real estate market. '25 averages across all price points are: $947,205 (average sale price); $410.67 (average sale price per square foot); and 65 (average days on market). Compared to ’24, average sale price decreased 13.3%, average sale price per square foot decreased 8.6%, and average days on market increased 12.4%. Total sales for '25 (2,287) represented a 2.6% decrease from '24. As always, I'll be researching and reporting back to you weekly about how interest rates, price trends, inventory levels, and general economic conditions affect our South Tampa real estate market.
