As we approach the end of summer, I was curious how the South Tampa single-family home market has performed during the crucial summer months over the last six years. After hitting a pandemic-fueled peak of 418 summer sales in 2021, the market experienced a sharp 30% correction in 2022 as interest rates began to climb. We saw a temporary bounce to 328 sales in 2023, followed by a flat gridlock period in the summers of 2024 and 2025, where volume held perfectly steady at 290 transactions. Most recently, the summer of 2026 showed a modest thaw with volume ticking back up to 306 sales.
Overall, the wild buying frenzy of the early 2020s is officially behind us, and the South Tampa summer market has normalized into a stable, predictable baseline of around 290 to 300 home sales.
