South Tampa Real Estate Market Report | 2/9/25 - 2/15/25

As promised, I researched the pre-storm vs. post-storm values of single family homes built prior to 1992 in areas of South Tampa that were flooded by Hurricane Helene. Homes sold during the 6-month period preceding Helene (between 3/27/2024 and 9/26/2024), on average, sold for 16.1% higher than homes sold between 9/30/2024 and 2/18/2025. While I've seen examples of post-storm homes selling from 5% to 35% less than pre-storm prices, the 16.1% decline falls right about where I suspected it would. I'm not claiming this statistic is 100% correct. First, I don't have the time to determine if each and every home in the data set flooded, but I can tell you the boundary lines I established for the search roughly follow where Tampa Bay encroached onto land. And second, while I am privy to information on several off-market sales that support the data, those sales aren't included in the data set. That said, I believe the 16.1% figure is accurate with a margin of error of +/- 5%. BTW, don't ask me how I did in stats at UF. Have a great week!
