Welcome to 2025 and the year's first South Tampa Market Snapshot! This week I'm presenting cumulative sales data from 2024 for the South Tampa real estate market. '24 averages across all price points are: $1,092,723 (average sale price); $449.40 (average sale price per square foot); and 58 (average days on market). Compared to ’23, average sale price increased 15.8%, average sale price per square foot increased 8.0%, and average days on market increased 45.5%. Total sales for '24 (2,248) represented a 7.3% decrease from '23. As always, I'll be researching and reporting back to you weekly about how interest rates, price trends, inventory levels, and general economic conditions affect our South Tampa real estate market.
