The October '20 South Tampa real estate market stats reveal just how low our inventory levels are at the moment. I normally don't provide this data, but to illustrate the housing shortage more clearly, consider that the number of new listings in October '20 (107) was down 66% compared to October '19 (316)! October '20 averages across all price points are: $733,825 (average sale price); $268.00 (average sale price per square foot); and 47 (average days on market). Compared to October '19, average sale price increased 31.11%, average sale price per square foot increased 9.17%, and average days on market decreased 20.34%. Total sales for October '20 (153) represented a 32.59% decrease from October '19 and marked the end of a 3-month run of 300+ homes sales per month. Stay safe and have a great week!
