South Tampa Real Estate Market Report | January 31, 2018 - February 6, 2018 | Month of January

The South Tampa market ended January in fast and furious fashion.  For the month, we experienced a net gain of 47 listings across all price points. While gains like that won't solve our inventory problem, it's a step in the right direction.  The January '18 averages across all price points were $498,497 (average sale price); $231.84 (average sale price per square foot); and 52 (average days on market).  Compared to January '17, average sale price increased 10%, average sale price per square foot increased 8%, and average days on market decreased 19%.  All of this data points to an increasingly hot and competitive market as we enter February.  Next week I'll analyze if the recent movement in the stock market has affected mortgage interest rates.  Have a great week!
